The Loan is planned to fund the construction of an industrial standard road with utilities running alongside it from a newly created junction on the A6 into the planned site. This will create a range of serviced plots in the development which are expected to be sold individually. This project will provide the catalyst to unlock a regionally strategic logistics and distribution site.
The development has the potential to provide circa 3.95 million sq. ft of general industrial (B2) and storage and distribution (B8) space. The size of the B2/B8 units ranges from 15,000 sq. ft – 1,000,000 sq. ft units so a variety of occupiers can locate to the site. The proposed scheme will be flexible with plots available for single or multiple occupiers. It will mark the first phase of the redevelopment of a wider development area c.102 hectares of brownfield land in the local vicinity, delivering c.87 hectares of serviced plots.
