XYZ Building, Spinningfields – £10,000,000
The XYZ Building is to be built in the centre of Spinningfields, situated at the heart of the Manchester central business district. It will be located 400 metres from Salford Train Station and benefits from easy access to buses, rail, and the tram system. In 2016, Network Rail’s “Ordsal Chord” project will link Piccadilly to Victoria, placing the XYZ Building directly in the middle of an enviable public transport network. The scheme will deliver at least c.13,660 sq. m of office space, with the potential to achieve BREEAM Excellent standard. The scheme will deliver at least 910 jobs.
The XYZ Building is a speculative development that has been funded by Evergreen and a third party mezzanine fund. The scheme would not have been developed without Evergreen’s loan, and brings much needed prime office space in Manchester’s CBD. Spinningfields is now considered to be one of Europe’s largest mixed-use urban regeneration schemes, involving a 30 acre urban block, 427,350 sq. m (4.6 million sq. ft) of commercial, civic, residential, retail, open spaces and 20 signature buildings set within six acres of public realm.
Spinningfields consists of 2.37 million sq. ft of flexible new office space and award winning buildings that house over 25,000 workers and is home to 58 world-class financial and professional services companies including; The Royal Bank of Scotland, Barclays, HSBC, Deloitte, Grant Thornton, Pinsent Masons, Regus, BDO, Baker Tilly, The Bank of New York Mellon, McGrigors, PKF, Beachcroft, Investec, The Guardian Media Group, The Ministry of Justice and the Manchester College of Arts and Technology.
